Keeping KHC Homes Safe, Functional, and Well Maintained

The Maintenance Department is responsible for the upkeep and preservation of all Kiribati Housing Corporation (KHC) residential properties throughout South Tarawa. Our role is to ensure that KHC homes remain safe, functional, and comfortable for tenants by carrying out routine maintenance, repairs, and renovation works that extend the lifespan of our housing assets.

Our dedicated maintenance teams work to provide timely and efficient services while maintaining high standards of workmanship and customer service.

Maintenance Service Centres

To provide prompt assistance to tenants across South Tarawa, KHC operates three Maintenance Centres strategically located in different areas.

  1. Betio Maintenance Centre (behind the High Court) – This centre provides maintenance services for all KHC tenants residing in the Betio area.
  2. Bairiki Maintenance Centre (KHC main office) – This centre serves KHC tenants living in Bairiki through to Nanikaai.
  3. Bikenibeu Maintenance Centre (near the Exam Unit) –This centre provides maintenance services for KHC tenants residing from Bikenibeu through to Tanaea.

Maintenance Request Services

KHC accepts maintenance requests through a variety of channels to ensure tenants can easily access our services.

Requests may be submitted via:

  • Email
  • Written letters
  • Front counter (walk-in requests)
  • Facebook Messenger
  • Other approved communication channels

Every request received is recorded and assessed according to its urgency to ensure an appropriate response.

Code 1 – Emergency Maintenance

Emergency maintenance requests involve issues that pose an immediate risk to the health, safety, or security of tenants, or may cause significant damage to the property if not addressed promptly.

Target response time: Within 24 hours of receiving the request.

Code 2 – Urgent Maintenance

Urgent maintenance requests involve issues that require prompt attention but do not present an immediate risk to occupants or the property.

These works are prioritised to prevent further deterioration and minimise inconvenience to tenants.

Target response time: Within 3–5 working days.

Code 3 Requests (Non-urgent Maintenance)

Code 3 requests relate to non-urgent maintenance issues that do not affect the health, safety, or security of the tenant and do not require an immediate response. These requests should be scheduled and completed within 15–25 business days, subject to contractor availability and operational requirements.

Additional Services

In addition to maintenance and repair works, the Maintenance Department also provides the following services.

Tree Cutting and Trimming

KHC undertakes the removal, cutting, or trimming of trees that present a safety risk to tenants or have the potential to damage KHC properties.

This service includes:

  • Coconut trees
  • Breadfruit trees

Tenant Move-Out and Move-In Inspections

The Maintenance Department conducts property inspections whenever a tenancy ends or a new tenant is allocated a KHC property.

These inspections help ensure that:

  • The property is assessed for any damage or required repairs.
  • Maintenance works are completed before a new tenant occupies the house.
  • The property meets KHC’s occupancy standards.
  • A smooth handover process is achieved between outgoing and incoming tenants
